Tours and Visits
We'd love to show you around! Schedule an in-person or virtual tour through our website, or give us a call. Our leasing office is open Monday through Friday from 9 am to 6 pm, and Saturday and Sunday from 10 am to 5 pm. Prefer to look around on your own schedule? We also have 3D virtual tours available on our website, so you can get a feel for our floor plans from home before your visit.
Application and Leasing
Applying to our apartments in Portland, OR, is simple. Head to our Floor Plans page to find the layout that fits your lifestyle, check availability, and follow the prompts through the online leasing portal. Applications can also be submitted in person at the leasing office if you prefer a paper copy. Contact us with any questions along the way. We're happy to guide you through the process.
You'll need a valid government-issued photo ID and proof of income, such as recent pay stubs, tax returns, or an offer letter. Additional documentation may be requested during the screening process. Contact the leasing office to confirm the complete list before you apply.
Applicants must have a gross monthly income of at least 2.5 to 3 times the monthly rent. Contact the leasing office for specific qualification criteria.
Lease terms are 12 to 18 months, contingent on availability, so there’s some flexibility and an option that fits your needs.

Yes, renter's insurance is required with a minimum of $100,000 in liability coverage to protect you and all parties involved.

Move-In and Move-Out Support
Yes. There is a $47.95 application fee per applicant, due at the time of application. A refundable security deposit of $400 is due at move-in, though deposit amounts may vary based on your specific unit and screening results. A Security Deposit Alternative program is also available. Our leasing and concierge team is here to make your move-in as smooth as possible. Reach out ahead of your move-in date to coordinate building access, elevator scheduling, and anything else you need to get settled comfortably.
We want your home to feel your own, so minor decorating is generally welcome. Permanent modifications such as painting, drilling, or structural changes may require prior written approval from management. Refer to your lease agreement or contact the leasing office for specific guidelines.
We understand life happens, and early lease termination is possible. It requires 1.5 times the monthly rent, a 30-day written notice, and concession paybacks may apply. Contact the leasing office to discuss your options.
If you’re planning to move out at the end of your lease, please give written notice at least 30 days' ahead of your intended move-out date.
To begin the move-out process, submit a written notice at least 30 days in advance. You'll need to return all keys and access devices, leave the apartment clean and in good condition, and schedule a move-out walkthrough with the management team. Any charges for damages beyond normal wear and tear will be deducted from your security deposit.
Security deposit refunds are processed in accordance with Oregon state law, which requires the refund or an itemized statement of deductions to be delivered within 31 days of your move-out date.
Fees and Payments
The standard refundable security deposit is $400, due at move-in. Additional amounts may vary based on your unit and screening results. A Security Deposit Alternative program is available as well, so you can contact the leasing office for details.
Utilities are not included in rent, which gives you direct control and flexibility over your usage and costs. Residents set up service independently with Portland General Electric and NW Natural.
Astound is the preferred internet provider (the residents' choice, if you may). Residents also receive complimentary WiFi access in the community, so you’re always connected.
Rent is due on the 1st of each month. Payment options include ACH, credit, or debit through your resident portal, as well as check, cashier's check, or money order at the leasing office.
Optional fees include:
Storage units: $60 to $288/month, depending on type
Bike storage: $10/month
Parking: $100 to $390/month, depending on type
Guest suite: $195/night, subject to availability
A late fee of $150 applies for rent paid after the due date.

Your friends and family from away are welcome to stay for a maximum of 21 days in a calendar year.
Yes, EV parking spaces with charging are available to rent at $290/month, so you can charge your vehicle while at home and wake up ready to go the next day!
Maintenance and Requests
We are here to help with any maintenance needs! Requests can be submitted anytime through your resident portal. For urgent or emergency issues, contact the leasing office or concierge directly by phone.
Emergency requests are addressed as quickly as possible, typically within 24 hours. Non-emergency requests are generally handled within a few business days, depending on the nature of the issue. Willamette Tower has onsite maintenance staff to keep things running smoothly.
Pets
Yes! Willamette Tower is a pet-friendly community in Portland, OR, and we're happy to welcome your four-legged family members. A maximum of 2 pets per apartment applies, with certain breed restrictions. Contact the leasing office for full details.
Yes. There is a refundable pet deposit of $200 per pet and a monthly pet rent of $40 per pet. The maximum is 2 pets per apartment.
